ALFA REAL ESTATE shall treat all its customers in proffesional manner. Agency needs to try to connect the both parties for the final goal - Sales contract - the legal work of transferring or establishing particular rights to the property.

FOR THE SELLERS:

The seller, who turns to the agency ALFA REAL ESTATE and who wants to sell the property through the realtor, should prepare his property in a way that it is ready for sale, which means, to obtain all necessary documents and bring them to us to check them. We analize all documents and notify the vendor to any deficiencies. In our office you can see detailed the "General terms and conditions", where is precisely specified what documents are required.

When a seller decides to put the property on market through the agency ALFA REAL ESTATE, with all attached documents, he signes the Agreement for the sellers, where he authorizes the agency to sell his property. Only when such an Agreement is signed, agents goes to photograph this property and then the real estate is officialy taken for sale.

Agency Fee that the seller must pay to the ALFA REAL ESTATE, in the event that we find the buyer, is specified in our General terms and conditions, which are displayed in agencies office. The seller gets the receipt for agencies service.

OBLIGATIONS OF ALFA REAL ESTATE: Realtor obligates in his own costs to take property for sale and try to do the best to sell it: to advertise in various media (travel costs, imaging, data processing, translation into English, German, Italian and Russian language, printing, advertising material, marketing, the internet. ..). When the realtor finds a buyer and it is found that there are no barriers to the purchase of certain real estate, realtor acts as a mediator in the negotiations, performs all preparations for the conclusion of the legal work and coordinate the entire sales process: is obligated to make an Sales contract, verify it by the public notary, will be present and consult with the payments through the bank, obtain tax notice and enter the name of a new property owner in the land register.

FOR THE BUYERS:

When a potential buyer decides to view a certain number of properties which are most interesting from our portfolio, always first with the agency ALFA REAL ESTATE signs the List of the property that he wants to visit, in which is every single property mentioned correctly with its details and only then we all go for viewing.

In the event that the customer - the potential buyer decides to purchase cpecific property that was shown to him, then he signes the Agreement with the realtor for the buyers, where are mentioned details about chosen property and obligations of both parties.

Agency Fee that the buyer must pay to the ALFA REAL ESTATE, in the event that we find the propeprty for him, is specified in our General terms and conditions, which are displayed in agencies office. The buyer gets the receipt for agencies service.

If the client - a potential buyer decides not to purchase any of visited properties, the client does not pay any commission to the realtor, nor pais any amount for the viewing the properties.

OBLIGATIONS OF ALFA REAL ESTATE: When a customer decides to buy a specific property and when it is found that there are no barriers to purchase, a realtor acts as a mediator in any negotiations, performs all preparations for the conclusion of the legal work and coordinate the entire sales process: checks the ownership certificate immediately before the signing of Sales Contract, obligates to compose a Sales contract with the legal lawyer, verify it by a public notary, needs to be present and consult with the payments from the bank, obtain tax notification and finally he has to enter the name of a new property owner in the land register. If the buyer wants to, Realtor can help him to put all bills of expenses (electricity, water, utilities, trash, comuniti expences...) on his name.

NOTE:

If the customer wants that agency ALFA REAL ESTATE  performs for him some other actions in connection with the work that is the subject of business, the agency determines the type and amount of expenses that are described in detail in the "General conditions" which are are displayed on the wall at the agencies office.
